Rubner Objektbau constructed four residential complexes with a total of 72 residential units, set in spacious parkland. This was the first project ever conceived in timber by the A.L.E.R. Construction Institute in Lombardy. Therefore the interest in the services provided by Rubner was correspondingly great. And the construction created a sensation, not only because of the attractive architecture provided by 5+1AA from Milan, but also by reason of the short construction period and compliance with economic provisions.
The project took impressive amounts of material – 1,555 m³ of glued laminated timber and cross laminated timber alone was used, even in the lift shafts and staircases. The ecological aspect was also impressive: the social residential complex is guaranteed to achieve high energy efficiency categories (Climate House [Klimahaus] and CENED Class A -Lombardy Region)
In addition post and beam construction was used for the upstream above–ground basement units, as well as for all of the exterior design. This example in Brescia clearly shows that timber is a material to be taken seriously in social housing projects and that it represents a technology, which promises a lot for the future.
